What does this mortgage estimate include?

The monthly payment includes principal and interest, one-twelfth of your annual property tax, one-twelfth of your annual homeowners insurance, and your HOA dues if you enter any. It does not include mortgage insurance, utilities, or one-time closing costs.

What is mortgage insurance and when do I need it?

Mortgage insurance protects the lender if you stop paying your loan. Conventional loans typically require it when your down payment is under 20%, and it usually cancels once you reach 20 to 22% equity. FHA and some other programs handle it differently.
